PAYING GUEST ACCOMMODATION AGREEMENT This AGREEMENT is made on [effective_date] between [owner_name], of [owner_address] (the "Owner"), and [resident_name], permanently residing at [resident_permanent_address], holding [resident_id_proof] (the "Resident"). 1. ACCOMMODATION 1.1 The Owner permits the Resident to occupy, on a paying guest basis, [room_details] at [premises_address] (the "Accommodation"). 1.2 THE PARTIES EXPRESSLY RECORD that this Agreement grants a bare permissive licence to use the Accommodation. It does not create any lease, tenancy or interest in the premises. Possession of the premises remains at all times with the Owner. 2. COMMENCEMENT This arrangement commences on [start_date] and continues on a month-to-month basis unless terminated as provided below. 3. CHARGES AND DEPOSIT 3.1 The Resident shall pay Rs. [monthly_charges] per month, in advance, on or before the fifth day of each month. 3.2 The Resident has paid a refundable security deposit of Rs. [security_deposit], refundable within fifteen days of vacating, after adjusting dues and the cost of any damage beyond normal wear and tear. 3.3 Charges may be revised by the Owner on one month's written notice. 4. SERVICES INCLUDED [services_included] Services not listed above are excluded and shall be charged separately if availed. 5. HOUSE RULES [house_rules] The Resident shall additionally: not sublet, share or transfer the Accommodation to any other person; not keep any inflammable, prohibited or illegal substance on the premises; not cause nuisance or disturbance to other residents or neighbours; observe the entry and visitor timings notified by the Owner; and comply with all applicable local laws. 6. OWNER'S OBLIGATIONS The Owner shall keep the Accommodation and common areas in reasonably clean and habitable condition, provide the services listed above, attend to necessary repairs, and take reasonable measures for the safety and security of the premises. 7. NO LIABILITY FOR PERSONAL BELONGINGS The Owner shall not be responsible for the loss of or damage to the Resident's personal belongings, money or valuables. The Resident is advised to keep valuables secured and insured. 8. TERMINATION 8.1 Either party may terminate this arrangement by giving one month's written notice, or by paying one month's charges in lieu. 8.2 The Owner may terminate immediately, without notice, if the Resident fails to pay charges when due, breaches the house rules, engages in any unlawful activity, or causes serious nuisance. 8.3 On termination the Resident shall vacate the Accommodation and hand it over in the condition received, normal wear and tear excepted. 9. VERIFICATION The Resident consents to police verification and to the Owner retaining a copy of the Resident's identity proof, as required under local law. 10. GOVERNING LAW Governed by the laws of India, with the courts having jurisdiction over the premises having exclusive jurisdiction. OWNER RESIDENT [owner_name] [resident_name]
